The proposed investment


The entire area is over 60,000 m2 with 100 m sea front both on POUSO and LOPES MENDES beaches, the one that tourism magazines indicate as the seventh most beautiful in the world. The whole island is an "environmental reserve": for this reason the area in front of the Pouso beach, the one included in the property, is the only one still buildable on the island.

This area includes two seafront villas and it is also possible to increase the built area by 20% in cubic metres. In fact, current legislation allows construction no higher than 20 metres. above sea level and with distances of no less than 15 m. from watercourses: on the property there is a spring with a stream which therefore limits building possibilities.

However, these limits will soon be changed: the height above sea level will be increased to 40 metres. and the distance from watercourses at 7 m. It will thus be possible to duplicate the constructions permitted in this area.

Furthermore, the legislation is in the process of being approved by which the current legal "possession" (with a very modest annual tax) will be transformed into "full ownership" with related, probable, new building regulations also with regard to the part towards Lopes Mendes, which due to its fame in the world it has great value.

The ongoing real estate project


A project to use building volumes based on current regulations has already been presented to INEA, the competent state authority. The procedure for final approval is practically concluded and the formal construction license should be issued shortly, as assured by the architect who is handling the procedure.

The project includes:


  • a home for service personnel
  • a restaurant
  • 11 suites of 30 m2 each to be built above the existing buildings
  • various infrastructures for a resort of the highest quality
  • a helicopter landing pad

Furthermore, a swimming pool and a "cais" for mooring boats on the beach in front of the land could be built.

The projects have already been approved by the Prefecture of Angra Dos Reis and are totally legitimate.

Possible enhancements of the villas


1st option investment - The villa above (300/350 m2) is currently managed as a "resort", a splendid exclusive residence on the sea of Ilha Grande due to its beauty and position. The villa below, on the beach, with direct access to the sea, can be restored and become a second residence (200 m2).

2nd option investment - Divide the overall built-up area into separate destination as a profitable real estate investment:

3rd option investment - Construction of a splendid resort with 22 suites (5 in the villa above, 6 in the villa below, 11 newly built) - restaurant-house of the dairymen and all other related infrastructure (mooring in front, helicopter landing platform, swimming pool and so on).
